Showings, Lenders, Inspections & Meetings galore, Holy Moly, what a Journey it’s been! You’ve finally gotten through all the tough stuff that comes along with buying your home, and now you’re gearing up for the final walkthrough.
Your Final Walkthrough will typically take place sometime within the last couple of days just prior to your Closing Day, and typically AFTER the previous occupants have moved out. Think of it as your grand pre-move-in adventure! This last stroll through the property is your chance to make sure everything is as it should be before it all becomes “Official”.

It’s time to bring out your inner Gladys Kravitz. Grab your checklist and your Super-Duper Buyer’s Agent and get in there and get to snooping!
The Purpose of your walkthrough is to make sure that the Home and Property are in substantially the same condition as it was when you made the offer and subsequently performed your Due Diligence, in addition to verifying that any repairs that you’ve requested have been completed.
First of all, you want to make sure that everything that’s supposed to be conveyed is there, and nothing that is not supposed to be, like trash and other debris left behind. Generally speaking, the home should be reasonably clean and left in “Broom Swept” condition.
Next, you will want to open all windows and doors, test all appliances, thermostats, toilets, sinks & faucets. Keep your eyes peeled for new signs of mold, leaks, water damage, stains, or bugs. Be thorough! Making sure that your home doesn’t just look great but also functions the way it’s supposed to is extremely important.
Don’t forget to look for the “goodies” that the Sellers likely have stashed for you, such as Garage Door Openers, Extra Keys, Owner’s Manuals, Warranty Info, and Super-Secret Special Instructions. These are going to be important soon, trust me! ☺ (Pro Tip: These items are normally left in a kitchen drawer.)
If you spot something that’s not quite right, Don’t Panic! Your Buyer’s Agent is a Pro and just like everything else, knows exactly what to do! You will want to snap a picture and jot it down for your records. With a twitch of their nose, your Awesome Buyer’s Agent will save the day once again and help you work out any hiccups with the seller. It’s all about making sure your future nest is as cozy and perfect as can be.
Once you’ve given everything the thumbs-up, you’re good to go and ready to officially become the homeowner!
