Should I Really Have My Brand-New Home Inspected?

Congratulations! You’ve been looking for your Dreamhouse and you’ve finally found it! Everything about it is Perfect, New, and Pretty; AND it’s going to be all yours. Woo hoo! 
 
Then you see me rambling on about the importance of having a Home Inspection done, but in the back of your mind, you’re thinking that nothing could possibly be wrong, after all, it’s a New Home Build, right?
 
No! Your home is an investment, and just like any other investment, you want to make sure that it’s healthy and sound. Whether it has issues or not, you need to know before you spend that kind of money on it. Whether you’re paying 50 thousand or 5 million Dollars, it’s YOUR hard-earned money, and it eventually will be your home. You owe it to yourself to protect and inspect your future investment.
 
Imagine moving into your new home only to find that the Sewer Pipes aren’t connected properly, or the AC vents don’t actually work, or that the skylights aren’t sealed, and rain comes pouring in during Monsoon Season. (By the way, these are all true stories that actually have happened.) Oh Mylanta!
 

Who ya gonna call?

Do your research. There are a lot of Home Inspectors out there, and choosing the right one can seem daunting. Ask for referrals from your friends, family, and your Real Estate Agent. Real-life experience feedback is an excellent way to learn more about who to choose. You’ll want to choose one that has extensive experience in not only Home Inspections, but preferably in the home construction industry as well. They will understand the house as a whole and be more likely to be able to identify sights, sounds, and smells present on the day of inspection.
 
According to Keith Nauroth at Granite Mountain Home Inspections, whether your dream home is a new build or not, a home inspection typically costs an average of $450. At just a fraction of the overall home cost, it more than pays for itself by potentially pointing out important repairs that could cost thousands if left undiscovered.
 
Your Home Inspector will perform a thorough Non-Invasive inspection on everything that a normal home build would cover in an effort to identify any potential issues. Oftentimes, the majority of the issues discovered are classified as safety issues and should be addressed immediately. 
 
Keep in mind, though, that in addition to the standard Home Inspection, primary systems such as Septic, Sewer, Well production and performance, Solar, Pools & Spas, and Low voltage systems should also be inspected by a professional specifically trained in that trade. 
 
Take time to get those inspections done and do your Due Diligence. Read your Buyer Advisory that is provided by your Real Estate Agent and ask Lots of Questions!
 
Finding your Dream home is exciting. Making sure your Dream home won’t turn into a nightmare is crucial.
